City House – Smarter HVAC, Greater Savings
City House is a 23-storey office building owned by City Developments Ltd (CDL), prominently located in the heart of Singapore’s central business district. Known for its strong commitment to sustainability, the building was awarded the prestigious Green Mark Platinum Super Low Energy Award by the Building and Construction Authority in 2024.
Despite already being a high-performing green building, CDL challenged GRAM to further enhance City House’s energy performance — specifically by reducing HVAC energy consumption without disrupting tenant operations or comfort. GRAM Tech rose to the challenge by tapping into the building’s existing BMS, leveraging CDL’s robust data acquisition infrastructure to avoid the need for additional IoT hardware.

Once deployed, GRAM’s AI-powered software began continuously optimising HVAC operations in real time, adapting to the building’s thermal behaviour and usage patterns.
The outcome: a 16% reduction in chiller system electricity consumption and a 4% improvement in overall chiller plant efficiency—delivered with minimal disruption to tenants.

GRAM conducted a proof-of-value (POV) in a Green Mark Platinum Business-One building of approximately 800,000 square feet to demonstrate how its technology could optimise HVAC performance while working seamlessly with existing systems. The study was designed to showcase measurable energy savings without requiring additional IoT devices or causing any disruption to the building management system or tenants.
The results, independently audited by Beca, showed clear and significant improvements:
- 19.6% reduction in chiller system cooling load
- 18.1% savings in electricity consumption for chiller plant
