City House — Smarter HVAC, Greater Savings

Building profile

23-storey office building in Singapore's CBD, owned by City Developments Limited (CDL). Awarded the Green Mark Platinum Super Low Energy Award by the Building and Construction Authority in 2024.

The challenge

Despite already being a high-performing green building, CDL challenged GRAM to further enhance City House's energy performance — specifically reducing HVAC energy consumption without disrupting tenant operations or comfort.

Our approach

GRAM Tech tapped into the building's existing BMS, leveraging CDL's robust data acquisition infrastructure — no additional IoT hardware. Full-building deployment completed in under 3 months. AI-powered optimisation ran continuously post-deployment.

Green Mark Platinum Office Building

Building profile

Green Mark Platinum Business-One building, approximately 800,000 sq ft. A high-performing asset where further optimisation was the goal.

The challenge

Demonstrate that GRAM Tech could optimise HVAC performance while working seamlessly with existing systems — measurable energy savings without additional IoT devices or disruption to tenants.

Our approach

Structured Proof of Value deployment, independently audited by Beca to validate results with third-party credibility.

19.6% Reduction in chiller system cooling load
18.1% Savings in chiller plant electricity consumption

Maintained operational comfort and system integrity throughout

“With the implementation of GRAM technology, we observed a clear and measurable reduction in the building's cooling load. What stood out to us was how seamlessly it worked with the existing systems — no additional devices were needed, and there was no disruption to tenants. The optimisation translated into tangible energy savings across both the water side and air side of the air conditioning system, which is a meaningful step forward in advancing building efficiency.”
